Full prompt and why it works
Prompt
Write a listing description for the property below, for {{listing_site}}. Buyers or renters scrolling listings should be able to picture the property and decide whether to book a viewing.

Verified property facts (use only these):
"""
{{property_facts}}
"""

Features the owner most wants highlighted: {{highlights}}
Length limit for the description: {{length_limit}}
Agent or brokerage details to include: {{agent_details}}

How to write it:
- Open with the single strongest feature, described concretely (for example "a south-facing kitchen with a walk-in pantry"), not "Welcome home" or "Don't miss this gem".
- Describe the inside in a logical walk-through order, then the lot or building, then location facts such as distance to transit or parks, if the facts give them.
- Write it as 2 to 4 paragraphs of plain text, with no bullet points or headings.
- Use plain, specific words. Avoid stock phrases such as "nestled", "boasts", "dream home" and "must see".
- Stay within the length limit, and give the character count at the end.

Describe the property, not the people who might live there. Do not say or suggest who the home suits by family status, age, religion, race, national origin, sex, disability or any other protected characteristic (avoid phrases like "perfect for young families" or "ideal for empty nesters"), do not call a neighborhood "safe", and do not describe its residents. Do not judge school quality; give a school's name and distance only if the facts list them.

Do not add features, upgrades, measurements, room counts or nearby amenities that are not in the facts, because an invented feature in a listing becomes a complaint or worse.

After the description, add a "Check before posting" list: any fact you were unsure how to phrase, and any requested highlight you left out because it could raise a fair housing concern. If anything is missing that listings normally include, such as bedroom and bathroom counts, say so there.

Variables

{{listing_site}}
Where it will be posted, for example your MLS or a rental portal.
{{property_facts}}
Everything verified: type, bedrooms, bathrooms, size, features, upgrades with dates, lot, parking, fees, nearby places with distances.
{{highlights}}
What the owner most wants buyers or renters to notice.
{{length_limit}}
For example "1,000 characters" or "250 words". Check your MLS or portal rules.
{{agent_details}}
Brokerage name, license line or contact details, or "none".

Why it works

  • What to avoid. It keeps the copy on the property and away from who should live there, the wording behind most fair housing complaints about listings. Check your MLS and local rules as well.
  • Background facts. Only verified facts may be used, which prevents invented features, the error agents most often report finding in AI-written listings.
  • If unsure. Highlights left out for fair housing reasons, and missing basics such as bedroom counts, are listed for you to check before posting.

How to use it

  1. Press Fill in variables and type your details into each blank. What you type stays in this browser.
  2. Copy the filled prompt into the AI tool you already use, such as ChatGPT, Claude or Gemini, or open it in the Grader or the Prompt Tester here.
  3. Before you rely on it, try it on three or four real examples. The Prompt Tester runs them all at once and shows which ones go wrong.

Questions

Can ChatGPT or Claude write a real estate listing description?

Yes, and it writes a better one from a full list of verified facts. Put bedroom and bathroom counts, size, upgrades with dates and distances to nearby places in the facts blank, because the prompt uses nothing else. You get two to four plain paragraphs that open with the strongest feature, plus a character count.

Can an AI listing description break fair housing rules?

It can, which is why this prompt keeps the copy on the property and off who should live there. It avoids phrases like "perfect for young families", never calls a neighborhood safe, and lists any highlight it dropped for that reason. You or your broker still need to check your MLS and local rules.

How do I stop ChatGPT or Claude inventing features in a listing?

Give it only verified facts and tell it to add nothing, which this prompt does. Then read the draft against your fact sheet before posting, since an invented upgrade or measurement can turn into a complaint. The Fact Check List pulls out every number in the draft so you can compare each one quickly.
